If you spend time in Pennington, it is easy to form an impression of who lives here. It is a quiet coastal village. There are established homes, beautiful gardens, estates, sectional-title properties and people who have chosen a somewhat slower pace of life.
But who is actually buying property in Pennington now?
The latest property data gives us a useful answer — and there are a few interesting surprises.
Pennington’s Property Buyers Are Predominantly Over 50

Two independent property-data sources point very clearly in the same direction.
According to the latest Lightstone Pennington Suburb Report, covering buyer activity from August 2025 to July 2026:
- 44.14% of buyers were aged 50–64
- 30.63% were aged 65 or older
- 18.02% were aged 36–49
- 7.21% were aged 18–35
That means 74.77% of Pennington’s recent buyers were aged 50 or older.
Property24’s current Pennington trends data tells a very similar story, although its methodology and reporting period differ. It records 39.9% of recent buyers in the 50–64 age group and 39.2% aged 65+, putting its 50+ figure at 79.1%.
Different datasets should never simply be combined, but when two sources independently point in the same direction, the underlying message is difficult to miss:
Pennington has a strongly mature property-buying market.

But Pennington Isn’t Simply A Retirement Market
This is where the numbers become more interesting. The largest individual buyer group in the Lightstone property report for Pennington (which I can share if you need it) is actually people aged 50–64, accounting for 44.14% of buyers. That matters.
Someone buying at 52, 57 or 62 isn’t necessarily retiring.
They may still be working. They may be consulting remotely. Their children may have left home. They may have sold a larger family property elsewhere. They may be thinking ahead to retirement without wanting to wait until retirement to make the move.
For some buyers, the question may no longer be:
“Where do I need to live for work?”
It may increasingly be:
“Where do I actually want to live?”
Pennington potentially enters that conversation very differently from a traditional retirement destination.
Younger Buyers Are Here Too
It would be equally misleading to suggest that everybody buying in Pennington is over 50.
Lightstone records 25.23% of recent buyers below the age of 50.
That includes 18.02% aged 36–49 and 7.21% aged 18–35.
The available reports don’t tell us why these younger buyers purchased, so we shouldn’t assume that they are young families, investors, remote workers or holiday-home buyers.
What the data does tell us is that Pennington attracts buyers across several life stages — even though the mature market is clearly dominant.
What Are Buyers Buying?
Pennington itself is predominantly a freehold property market.
Lightstone records 1,550 residential properties in the suburb, comprising:
- 1,061 ordinary freehold properties
- 200 freehold properties in estates
- 228 sectional-title properties
- 61 sectional-title properties within estates
Combined, freehold properties account for just over 81% of Pennington’s residential property stock.
That gives prospective buyers a broad range of property decisions to make.
Do you want a conventional freehold home with your own garden?
Would you prefer estate living?
Is a sectional-title property better suited to a lock-up-and-go lifestyle?
Or are you looking for the space of a larger coastal home where children and grandchildren can still come and stay?
The right answer depends far more on the life you want to live than simply the number of bedrooms you can afford.
Pennington Homeowners Also Tend To Stay
Another number caught my attention.
According to Lightstone, 42% of current Pennington property owners have owned their properties for 11 years or longer.
A further 28% have owned for between five and ten years.
That means a substantial proportion of the local property base consists of longer-term owners.
It doesn’t tell us why people stay — the data can’t answer that — but it does tell us that Pennington has a significant established homeowner community rather than being made up entirely of frequently traded properties.
And that matters when trying to understand the character of a local property market.
What Does This Mean For Pennington Property Sellers?
Knowing who is buying is just as important as knowing what neighbouring properties have sold for.
If the strongest part of the buyer market is currently aged 50+, sellers and agents need to think carefully about the questions those buyers are likely to ask.
Not every mature buyer wants a small home.
Not every buyer wants sectional title.
Not everyone wants to live in an estate.
And being over 50 certainly doesn’t mean somebody has stopped entertaining, travelling, working, gardening or having family to stay.
That is why marketing a Pennington property needs to communicate more than its floor area and bedroom count.
We need to understand who the likely buyer is, what the property offers them and how that home could fit the next chapter of their life. If it’s time to get a Pennington Property Valuation underway and you would like to request your valuation online – please click here.
Pennington’s Market Is Changing One Buyer At A Time
Property statistics are useful because they allow us to look beyond assumptions.
Right now, the evidence tells us that Pennington has a particularly strong mature-buyer market, with people aged 50–64 forming the largest buyer group in the latest Lightstone report.
But there are younger buyers entering the market too.
Over the coming weeks, I’ll be unpacking more of the Pennington property numbers — including property types, prices, available stock, estates, sectional title, downsizing and what sellers should know about preparing a coastal property for market.
Because understanding the Pennington property market starts with understanding the people participating in it.
