Selborne Golf Estate: A Fascinating Story About SA’s First Residential Golf Estate

Discover the history of Selborne Golf Estate in Pennington, South Africa’s pioneering residential golf estate, and how it evolved into the residential and lifestyle destination it is today

Selborne Golf Estate is one of Pennington’s most recognisable landmarks, but its story reaches much further back than the golf course, hotel and homes we know today.

Set on the KwaZulu-Natal South Coast, Selborne has evolved over decades from a substantial private property into a golf estate, residential community and hospitality destination. Its history gives the estate a character that is difficult to replicate — and helps explain why Selborne continues to hold such a distinctive place in Pennington.

Where the Selborne Story Began

The estate takes its name from Lord Selborne, who is recorded as an early owner of the roughly 80-hectare property. The whippet that appears in Selborne’s branding is also linked to the Selborne family crest.

The Manor House that remains central to the Selborne hotel was completed in 1954 by Vernon Crookes, who was closely associated with the local sugar industry. The property later became his personal home and was known as Selborne Park.

That Manor House still forms an important part of Selborne’s identity today.

From Private Estate to Golfing Vision

In 1979, Denis Barker purchased Selborne. After experiencing residential golf-estate living in the United States, he began developing the idea of transforming the property into his own residential golf estate.

The golf course opened for play in May 1987, and Selborne is recognised by the estate itself and other historical accounts as South Africa’s first residential housing golf estate.

What began modestly grew steadily. Early converted railway carriages were reportedly used as changing facilities and a halfway house, while the Manor House became a small lodge. A clubhouse followed, and the hospitality component expanded over time.

A Residential Estate With a Different History

Selborne did not begin life as an ordinary sectional-title development.

It was initially established through a share block structure, before transitioning significantly to sectional title in 2001 when a body corporate was registered. That history has contributed to the estate’s somewhat unusual ownership structure today.

For property owners and buyers, that makes Selborne particularly interesting because not every property within the estate is necessarily best understood through a simple “three bedrooms versus three bedrooms” comparison.

The estate has evolved in layers, and its property market reflects that.

Selborne Today

Today, Selborne combines residential living with a strong hospitality and leisure offering.

The hotel currently promotes a championship golf course, spa, restaurant facilities, conferencing, weddings, swimming, tennis and accommodation within the estate.

The result is an environment that appeals to more than golfers alone.

For some, Selborne is home.

For others, it is a second property, holiday base or investment.

For visitors, it can be a golf weekend, wedding destination, spa break or South Coast escape.

That mix is part of what makes Selborne different from a conventional residential complex.

More Than Just Golf

Golf is central to Selborne’s identity, but the estate’s appeal is broader.

Its mature trees, landscaped grounds, water features and quiet internal roads create a strongly established feel. The surrounding Pennington area adds beaches, fishing, walking, outdoor activities and the relaxed lifestyle associated with the KwaZulu-Natal South Coast.

Selborne therefore sits at an interesting intersection of:

heritage, golf, residential property, hospitality and coastal lifestyle.

A Property Market Worth Understanding Properly

The residential side of Selborne is also more varied than it may appear at first glance.

Current properties range from smaller apartment-style accommodation to larger freestanding homes, and values can differ significantly by size, position, outlook, condition, accommodation, levies, and specific property features.

That means estate-wide averages only tell part of the story.

Over the coming months, I’ll be taking a closer look at the Selborne property market — including property types, ownership costs, recent sales, levies and the factors that may influence what an individual Selborne property is worth.

For owners who have held a Selborne property for many years, that may become particularly relevant when the question changes from:

“What did I buy it for?”

to:

“What is it worth now — and is it perhaps time to sell?”
