From City Streets to Sea Breezes: Why I Chose Pennington — and What I’ve Learned About the Pennington Property Market

Why I chose to settle in the Pennington Property Market again after a few years in Jhb

Coming back to Pennington changed more than my address.

After years of working in Johannesburg property, I found myself drawn back to a place where life feels more grounded, more local and more connected to the sea.

Pennington has that effect.

There is the obvious beauty of the coast, of course. The beaches. The subtropical greenery. The familiar roads. The tidal pools. The local landmarks. The smell of sugar cane in the air at certain times of year.

But there is something else too.

Pennington has a rhythm of its own.

And the longer I have been back, the more I have realised that its property market has a rhythm of its own too.

That is what makes this such an interesting market to understand.

Coming Back to Pennington Felt Like Coming Home

There are places you visit and places that stay with you.

Pennington stayed with me.

After years away, coming back brought an immediate sense of familiarity.

The roads.

The sea.

The greenery.

The small-town exchanges that happen naturally when people know the area and recognise one another.

It reminded me that a property decision is rarely just about bedrooms, bathrooms and erf size.

People often choose a place because of how they imagine their life there.

And that is particularly true in Pennington.

For some people, the attraction may be the coast.

For others, it may be the quieter pace, the green environment, estate living, a freestanding home with a garden or simply the idea of living differently from before.

That is something property statistics can never fully explain.

But the latest Pennington market data does help us understand who is buying, who is selling and what type of housing dominates the suburb.

The Pennington Property Market Is Smaller — and More Personal

One of the biggest differences between Johannesburg property and Pennington property is scale.

Pennington is not a high-volume metropolitan market.

Lightstone records 1,550 residential properties in the suburb.

Of those:

  • 1,061 are ordinary freehold properties
  • 200 are freehold properties in estates
  • 228 are sectional-title properties
  • 61 are sectional-title properties in estates

Put the two freehold categories together and just over 81% of Pennington’s residential property stock is freehold.

That tells us immediately that this is not simply a market of holiday apartments and coastal lock-up-and-go units.

It is an established residential area with a substantial freestanding-home base.

That matters because selling a freestanding coastal home is often about more than price.

Gardens matter.

Maintenance matters.

Position matters.

Views matter.

Security matters.

And the lifestyle a property offers matters.

Pennington Owners Tend to Stay

This is one of the statistics that stands out most strongly for me.

According to Lightstone:

  • 42% of current owners have owned their properties for 11 years or longer
  • 12% have owned for 8–10 years
  • 16% for 5–7 years
  • 30% for less than five years

That means a large portion of Pennington’s property base is held by longer-term owners.

The data does not tell us why people stay.

But it does tell us that many homeowners do.

And that changes the nature of the seller conversation.

If you have owned a property for 12, 15 or 20 years, selling is often not just a commercial decision.

There may be years of possessions to work through.

Maintenance that has accumulated gradually.

Renovations that made sense for your family but may not carry the same value for a buyer.

Documents to locate.

Emotional attachment to manage.

A completely different next move to plan.

That deserves a calmer and more considered conversation than simply asking:

“What price do you want?”

Thinking About Selling in Pennington?

If you have owned your property for many years and selling is beginning to cross your mind, you do not need to be ready to list before asking for advice.

We can start by looking at the market, recent sales and what preparation may actually be worth doing.

The Buyers Are Mature — but Not All Retired

The current buyer profile is another important part of the Pennington story.

Lightstone records recent buyers as:

  • 14% aged 50–64
  • 63% aged 65+
  • 02% aged 36–49
  • 21% aged 18–35

That means approximately 74.77% of recent buyers were aged 50 or older.

This is a strongly mature market.

But I think it is important not to reduce that to:

“Pennington is for retirees.”

The largest individual buyer category is actually 50–64.

That group may include people who are still working, planning ahead, downsizing, changing lifestyle, moving closer to family or deciding that the next stage of life should look different from the last.

The data tells us their age.

It does not tell us their personal reasons for buying.

But it does tell sellers something useful:

Marketing a Pennington property should reflect the needs of mature buyers without stereotyping them.

A 55-year-old buyer may still want three bedrooms, a garden, entertaining space and room for visiting family.

A 68-year-old buyer may still want a freestanding home rather than sectional title.

And a buyer in their 40s may be looking for something completely different.

That is why every property needs its own marketing strategy.

What Johannesburg Taught Me About Selling Property

The markets may be different, but some fundamentals do not change.

The first is price.

A well-positioned property attracts attention.

An overpriced one can lose momentum.

The second is presentation.

Buyers compare.

That is true in Johannesburg and it is true in Pennington.

The third is communication.

Sellers need to understand what is happening, not be left wondering.

And the fourth is evidence.

A good pricing conversation should be based on:

  • Recent comparable sales
  • Current competing listings
  • Property type
  • Position
  • Condition
  • Buyer demand
  • The seller’s own objectives

Those principles travel well.

What changes is the way they are applied in a smaller, more lifestyle-driven market.

Pennington’s Market Is Active, but It Should Not Be Overhyped

The original version of this article described the Pennington market as though it was accelerating rapidly.

The current data gives us a more grounded picture.

Lightstone recorded 120 repeat-sale transfers in Pennington during the 12 months from August 2025 to July 2026, representing approximately R206.3 million in combined transfer value.

The average transfer value across those sales was approximately R1.72 million.

That shows activity.

But it does not mean every segment is booming.

It does not mean every property will sell quickly.

And it does not mean every seller should push their asking price higher.

The more useful conclusion is:

Pennington has an active, established market with clear buyer patterns and less advertised stock than there was a year ago.

That is far more useful than hype.

There Is Less Property Being Advertised

Property24’s listing data shows one of the most interesting current changes.

Advertised stock declined from 317 properties in August 2025 to 168 in July 2026.

That is an approximate 47% reduction in advertised stock.

The same tightening appears across the main bedroom categories.

Between February and July 2026:

  • 2-bedroom listings fell from 38 to 23
  • 3-bedroom listings fell from 78 to 62
  • 4-bedroom listings fell from 34 to 26
  • 5+ bedroom listings fell from 27 to 18

That does not automatically make Pennington a seller’s market.

But it does mean sellers are competing against fewer advertised properties than before.

For a well-priced, well-presented property, that is meaningful.

What Makes Pennington Property Different?

For me, the strongest difference is this:

People are often buying more than the building.

They may be buying:

  • A quieter environment
  • Closer proximity to the sea
  • A garden
  • A lock-up-and-go lifestyle
  • Estate security
  • A village atmosphere
  • A future retirement plan
  • A home that is easier to manage
  • Space for visiting children and grandchildren

That makes property marketing here particularly important.

A description that simply says:

“3 bedrooms, 2 bathrooms, double garage”

misses the point.

The marketing needs to explain how the property fits a life.  It’s about selling the dream.

Pennington Sellers Need to Understand Their Likely Buyer

Not every property should be marketed the same way.

A large ordinary freehold home may appeal to someone wanting:

  • Space
  • Privacy
  • A garden
  • Family visits
  • Work-from-home flexibility

A sectional-title property may appeal to someone prioritising:

  • Lower individual exterior maintenance
  • Lock-up-and-go convenience
  • Shared maintenance responsibilities
  • Simpler living

An estate property may attract buyers who particularly value:

  • Controlled access
  • Estate lifestyle
  • Security
  • Shared facilities or environment

Understanding the likely buyer helps shape:

  • Photography
  • Copy
  • Pricing
  • Viewing strategy
  • The features worth highlighting

What the Latest Numbers Tell Pennington Sellers

The current market gives sellers several useful signals.

First, advertised competition has reduced substantially.

Second, there is ongoing transaction activity.

Third, the buyer market is strongly mature.

Fourth, freehold dominates the suburb.

And fifth, many existing owners have held their properties for a long time.

None of these points guarantee a sale.

But together they help us understand the environment in which a Pennington property is being sold.

Considering a Pennington Property Valuation?

A suburb statistic can provide useful context.

It cannot value your individual home.

If you would like to understand what your Pennington property may realistically be worth, I can help you look at:

  • Relevant recent transfers
  • Current competing listings
  • Property condition
  • Position
  • Property type
  • Likely buyer appeal
  • Selling strategy

Coming Home Has Changed the Way I See Property

One of the things I value most about being back in Pennington is perspective.

In a large city, it is easy for property to become very transactional.

Listing.

Viewing.

Offer.

Transfer.

Next.

A smaller market reminds you that behind every property is usually a much bigger story.

Someone may be leaving a home they have owned for twenty years.

Someone else may be arriving at the coast after a lifetime inland.

One family may be letting go.

Another may be starting again.

That is what makes property work interesting.

And it is one of the reasons I am excited to spend more time understanding and writing about the Pennington Property Market properly.

Not as a generic South Coast destination.

As a place with its own people, its own housing patterns and its own property story.

Frequently Asked Questions About the Pennington Property Market

Is Pennington mainly a retirement property market?

Pennington has a strongly mature buyer profile. Lightstone reports that approximately 74.77% of recent buyers were aged 50 or older. However, that does not mean all buyers are retired or that every property is aimed at retirees.

How long do Pennington homeowners usually stay?

Lightstone reports that 42% of current owners have owned their property for 11 years or longer, while another 28% have owned for between five and ten years.

Is most property in Pennington freehold?

Yes. Ordinary freehold and estate freehold combined make up just over 81% of residential stock according to the latest Lightstone report.

Is there less property for sale in Pennington now?

Property24 advertised stock fell from 317 properties in August 2025 to 168 in July 2026.

Does lower stock mean Pennington is a seller’s market?

Not necessarily. Lower advertised competition can benefit sellers, but the data alone does not prove that every segment is a seller’s market. Price, condition, buyer demand and property type still matter.

What is the average Pennington property value?

There is no single figure that accurately values every property. Lightstone’s recent developed freehold average was approximately R1.74 million, while developed ordinary sectional title averaged approximately R1.54 million. Individual properties can vary considerably.

Are buyers coming from Johannesburg?

The current Lightstone and Property24 reports do not identify buyers’ previous home cities or provinces, so we should not state that as a proven statistic from these sources.

When should I get my Pennington property valued?

You do not need to wait until you are ready to list. If selling may happen in the next few months, an early valuation can help with planning, preparation and realistic expectations.
